Q) Won't I miss out on a good service from an estate agent?

Q) My house is already on the market with an estate agent under a sole agency agreement, will listing it with Cut the Middleman effect that agreement?

Q) I'm not very technical with computers, is it difficult to list my property?

A) Not at all, once registered, decide which listing option you require (see pricing page for the 4 options). Now take notes of your property including room measurements & features and strong selling points. Lastly take photos of the front of the house, rooms, garden etc. making sure any clutter like paperwork or kids toys is hidden from view. Remember 'space and tidiness sells'. Q) Is it worth taking photos? Won't my house sell just as quickly without photos?

A) No, properties without pictures receive far less 'hits' and consequently far fewer enquiries and viewings, therefore taking longer to sell. It really is worth taking the time to add decent photographs to show off your property to it's maximum potential.

Q) I don't want to list my address, telephone number or e-mail address. How do buyers contact me?

A) Cut the Middleman provides you with an e-mail facility with just your Cut the Middleman user name shown. All other details remain anonymous. Once you are happy for a buyer to visit, arrange a convenient time and make sure your home is looking it's best! Try to ensure there are at least two people at home for the visit and if you live alone, ask a friend or neighbour to help.

Q) What happens if I agree a sale price with the buyer? What do I do next?

A) It's exactly the same, you instruct a solicitor, the buyer does the same and the solicitors perform due diligence including searches etc until an exchange and completion date is set.

Q) Won't the sale take longer without an estate agent to push the solicitors?

A) Good Solicitors will protect each parties interests within a reasonable timescale and despite what you may get told, estate agents will not speed up this process.
